Instructions for your Residential Building Permit Application

 

Attach your application to your plans:  Each application for a BUILDING PERMIT should include TWO (2) complete sets of plans, preferably on legal-size, or larger, paper.  Please provide the following information: 

PLOT PLAN:  Show size of lot and dimensions of front yard, side yard and back yard.  Show new building or addition, and dimensions to property lines. 

FOUNDATION PLAN:  Indicate size, location and depth below grade of all footings, piers and stem walls.  Show the size and spacing of steel reinforcements. 

FLOOR PLAN:  Show size, location and label all rooms, openings and smoke detection systems.   

FLOOR & ROOF FRAMING PLANS:  Show size, spacing and spans of joists, girders, rafters and headers.  Specify grade and species of all wood members.  Provide all truss details, when applicable, showing method of attachment to columns, walls, etc. 

ADDITIONS:  Show size and occupancy of existing building when submitting plans for additions, in particular, windows and doors in existing rooms adjoining new addition. 

DETAILS: 

Wall:  Typical exterior and interior walls include footing and foundation details, anchor bolts, wall materials, size and spacing of steel reinforcement in masonry, and insulation.

Stairs:  Dimensions of rise, run, handrails, headroom, etc.

Fireplace:  Including masonry reinforcement.  If a pre-fab, name of manufacturer and model number.

TOTAL SQUARE FOOTAGE:  The living, heated and/or useable area – include garage, carport, covered porch or patio. 

REQUIRED INSPECTIONS:  Reinforcing steel (rebar) or structural framework of any part of the footing or any building or structure shall not be covered or concealed without first obtaining the approval of a Building Inspector. 

The Building Inspector, upon notification from the permit holder or his agent, shall make the following inspections and shall either approve that portion of the construction as completed or shall notify the permit holder or his agent wherein the same fails to comply with the New Mexico Uniform Building Code. 

Foundation Inspection:  To be made after trenches are excavated and forms erected.  Pour no concrete until above is approved.  NOTE:  Footings must be below the frost line or a minimum of 12” below grade. 

Frame Inspection:  To be made after the roof, all framing, fire-blocking and bracing are in place and all pipes, chimneys and vents are complete.  (Lath and/or wallboard inspection will be made after all lathing and/or wallboard, interior and exterior, is in place, but before any plastering is applied or before wallboard joints and fasteners are taped and finished. 

Plumbing Inspections:  Plumbing rough-ins or top-outs must be inspected before covering. 

Mechanical Inspections:  Duct work and HVAC systems need to be inspected as they are installed. 

Final Inspection:  To be made after building is completed and ready for occupancy. 

OTHER INSPECTIONS:  In addition to the called inspections specified above, the Building Inspector may make or require any other inspection of any construction work to ascertain compliance with the provisions of the New Mexico Uniform Building Code.
